A panel session to discuss whether the situation currently playing out in the commercial real estate financing markets is a repeat of what we saw in the aftermath of the GFC. At that time there was plenty of talk about a combination of structural and cyclical shifts in the CRE lending markets to herald the entrance of new lenders as the wholesale banking market retreated. As the current circumstances of rising interest rates, softening capitalisation rates and structural shifts lead to reduced appetite from traditional lenders to participate in the lending markets, will alternative capital sources pick up the slack? Is now a good time for alternative capital to enter the market and how easy will it be to mobilise the capital required? Market statistics suggest that the composition of the lending market has shifted materially over the past decade, but does that help today?
