This seminar will showcase the redevelopment of Buchanan House in Cowcaddens, where an industry-leading team designed a 500+ unit Build-to-Rent development, incorporating over 70 build-for-sale homes and a Community Hall Hub, all while prioritizing Whole Life Carbon impact and achieving 97% reuse of the original structure. The project, which earned the ARL Whole Life Cost Award for its Net Zero design, serves as a benchmark for sustainable urban regeneration. We will also explore the role of green leases within the ESG Framework, highlighting the risks of non-compliance and the financial implications for project finance. In addition, the seminar will examine the overturned M&S Marble Arch case, focusing on its broader significance for low-carbon regeneration and the challenges developers and funders face regarding embodied carbon. We will discuss real-world experiences and the main obstacles in achieving the 2050 net-zero carbon target, along with the growing need for better data and stricter disclosure requirements. A key point of discussion will be the newly launched UK Net Zero Carbon Standard and its pivotal role in defining and measuring zero-carbon buildings.
